County Outdoor Event Site Regulations
In response to community feedback on the potential land use impacts of outdoor special events in some areas of the County, the Teton County Board of Commissioners is considering changes to the Land Development Regulations (LDRs). Planning Staff has prepared a proposed LDR text amendment that would require large outdoor events or those that host overnight camping to obtain an approved Conditional Use Permit from the Board of County Commissioners. Current regulations only require sites that host outdoor events more than three times per year to obtain an approved Conditional Use Permit from the Board of County Commissioners.

Town Zoning
Completed July 2018. Updated all zoning in the Town except in Character District 1, Town Square. Updated industrial and commercial zoning in Character Districts 4 and 5. Provides a variety of housing types through modifications to existing zoning and introduction of new zoning /regulations where needed.

Housing Rules & Regulations
Completed July 2018. Update affordable housing rules and regulations to improve affordable housing regulations for clarity and to reflect affordable housing need in the community.

Housing Requirements
Completed July 2018. Modified existing affordable housing and employee housing fees policies to ensure 65% of the workforce remains housed locally as called for in the Comprehensive Plan.

District 2 & Lodging Overlay LDRs
Completed Nov 2016. Updated downtown zoning regulations, specifically in Character District 2, the Town Commercial Core to create a vibrant and walk-able downtown core.

Focal Species Habitat Mapping - Part 2
Completed April 2017. Created a transparent and replicable framework to identify, describe, rank, and map important wildlife habitats and movement corridors in order to inform planning processes as natural resource regulations are amended and applied.

Focal Species Habitat Mapping - Part 1
Completed June 2015. Developed a map and description of focal habitat features and valuable matrix features in Teton County to assist with application and amendment of natural resource regulations.

Housing Action Plan
Completed Nov 2015. Drafted plan to meet Comprehensive Plan's goal of housing 65% of the workforce locally in order to provide direction for housing 65% of the workforce locally.

Rural Land Development Regulation Updates
Completed April, 2016. The rural area Land Development Regulation and Zoning Map updates were adopted by the Board of County Commissioners December 22, 2015. They became effective April 1, 2016. Action: Update regulations for rural areas in Teton County. Goal. Direct growth out of habitat, scenery, and open space.

Vegetation Mapping Project
Completed Dec 2013. Developed a GIS digital layer of designated vegetation and non-vegetation cover-types to assist with application and amendment of natural resource regulations.

Accessory Residential Unit Amendment
Completed Nov 2016. Modified regulations to allow Accessory Residential Units (ARUs) - also known as guesthouses, carriage houses, mother-in-law-suites, etc - in Town neighborhoods to help alleviate affordable housing challenges in the community.

Exterior Lighting Amendment
Completed Sep 2016. Clarified the language in Sec. 5.3.1. and add additional standards to better protect dark skies, considered a scenic resource in the Comprehensive Plan.

2013-2016 Land Development Regulation (LDR) Updates
Completed Nov 2016. View the 2013-2016 LDR Update process included included the Downtown/Lodging Overlay Zoning, the Rural Area Updates, the LDR Structure and Administrative Provisions, the LDR Diagnosis, and the Employee Generation Study (Nexus Study). The approach to these updates was adopted in 2013. All updates were finally completed in 2016.

Land Development Regulation (LDR) Diagnosis
Completed April 2016. The purpose of the LDR Diagnosis is to evaluate the 2012 LDRs to identify their strengths, weaknesses, and gaps in implementing the 2012 Comprehensive Plan.
